Parties:
This agreement is between the following parties:
DPI Property Ltd, Northampton, N12 6LQ hereinafter
referred to as the Company and any person, firm
or limited company accessing this information
for the purposes of any activity relating to property
investment (hereinafter referred to as 'the Customer').
The
Company uses all reasonable efforts to ensure
that the information published on this web site
and documentation is accurate, current and complete
at the date of publication. However, the Company
makes no express or implied warranties or representations
as to the accuracy of such information. Any property
sales details are produced in good faith and are
not intended to form part of any contract.
Any
Customer accessing the information supplied by
the Company agrees NOT to approach any of the
Developers or contacts working with the Company,
both during and subsequent to any transactions
or dealings carried out without first obtaining
written permission from the Company. Any Customer
who violates this agreement and makes subsequent
purchase(s) of a property directly with a contact
of the Company's without the written prior permission
of the Company agrees to remunerate the Company
in the amount not less than 2.5% of the purchase
price of each property purchased. This applies
indefinitely and therefore to all subsequent properties
purchased directly from any contact of the Company's.
It is agreed that the Company is not required
to reveal its contacts and reserves the right
not to disclose any information regarding contacts
or parties with whom it is dealing.
The Company makes no express or implied claims
regards potential or realisable income. The Company
specifically recommend that Customer's conduct
their own research to confirm in their own opinion
that the investment is suitable for their requirements.
The Customer acknowledges that the Company is
not providing financial advice nor is the Company
regulated by the Financial Services Authority.
Before making any decisions based on the information
provided, Customer's may consult with either the
specialist advisors introduced by the Company
or seek further independent legal and financial
advice. Buyers may be requested to use a Solicitor
and Mortgage Broker appointed by the Company for
conveyance on certain properties. This is in the
interests of efficiency and although Customers
have a right to their own Solicitor, they agree
to co-operate in this respect if requested.
In
the absence of specific written agreement from
the Company to the contrary, all Customers are
responsible for their own Conveyancing fees including
accumulative Stamp Duty Land Tax as required,
Mortgage Broker fees, Arrangement Fees and mortgage
Product Fees. The customer agrees that once a
Reservation Form is completed and any payment
passed to the Company, that the Reservation Fee
will be lost if an appropriate mortgage offer
is not achieved and/or the investment property
is not Completed on according to schedule or within
the timeframe's given by the Company. All reservation
fees are payable within 72 hours of reserving
a property verbally, otherwise the property will
be offered to another investor. The amount of
the reservation fee is dependent on the site and
is advised prior to any offer made to purchase.
The Customer agrees that The Company, its directors,
employees or representatives will not be held
responsible for any transactions that were deemed
unprofitable or unsuitable to the investor for
any reason. Nor will they be liable for damages
arising out of or in connection with the use of
information provided. Nor will they accept responsibility,
to the extent permitted by law, for any errors,
omissions or inaccuracies in any of the information
of any kind, nor for any loss arising from the
use of, or any action taken in reliance on, any
information appearing on this web site and elsewhere.
Reservation Fees are not transferable and are
not refundable. DPI reserves the right to return
the Reservations Fee(s) and withdraw property
availability;

Unless contracts have been exchanged within
timescale's given by the Company

If the property(s) become unavailable due to
circumstances beyond our control
Cleared
funds must be available at Exchange of Contracts
(Missives in Scotland) to cover both the Company's
fees (as required for each property) and any deposit
required by the Developer. The Company is not
a financial advisor or mortgage broker nor is
it not responsible for buyer's credit standing
with regards mortgage finance.
