Securing Your Investment Property
To reserve a property or discuss any final details
please call our central office on 0845
838 2129 and arrange to meet a member
of the DPI Team. You can arrange a viewing as
required, or immediately arrange your provisional
reservation.
A property reservation form will need to be completed
and promptly returned to our office along, with
the appropriate reservation fee.
Payment of this fee can be made by cheque payable
to DPI Property Ltd, or by BACS transfer (details
on request). To avoid disappointment, it is strongly
advisable to return both the reservation form
and accompanying fee within 48 hours of verbal
agreement.
IMPORTANT: RESERVATION
FEES ARE NOT RETURNABLE. They
are generally passed straight onto the vendor,
confirming your intention to complete and ensuring
the discounted price is secured.
Step 2 > Speak
to the Mortgage Advisor
Once your property is reserved our mortgage partner
will contact you in order to discuss your requirements
and receive your instructions. Remember
you are normally required to exchange within 28
days, which is why we strongly recommend
that for efficiency and speed that investors take
advantage of our mortgage partner where required.
Fully qualified and experienced guidance is available
to you with no additional charge from DPI Property.
The broker will outline any applicable fees directly
with you. Alternatively, you are free to organise
and arrange your own mortgage and advise DPI Property
of the details.
The broker and lender will organise the survey
and all relevant purchase arrangements.
Step 3 > Retain
a Solicitor
The next stage is to advise a solicitor, who
will receive the contracts from the vendor. DPI
can refer you directly to our tried and trusted
legal partners who are experienced in this method
of purchase. Professionals will guide you smoothly
through the buying process and liaise with the
vendors on your behalf.
The solicitor and broker will liaise to ensure
speedy and effective conveyancing.
Stage 4 > Congratulations
- you have secured your property!
There is now often nothing more to pay on your
property until exchange and/or completion. Both
you and the developer are now fully committed
to honour the deal on the investment property
at the discounted price agreed.
You are now free to arrange a tenant
for your property and DPI can offer professional
advice and input. We will often have secured professional
rental partners close to the chosen development,
who will assist in all matters relating to renting
your property.
